Maintenance Schedule

In addition to the routine daily and weekly care you give your home, you will want to develop a schedule of preventative maintenance based on the information in this manual and the manufacturer literature you receive.

Protect your investment by working with the guidelines set forth below. As the seasons change different maintenance needs  will require attention. Create a form to record completed tasks.

  • Smoke, CO , GFCI detectors; test
  • Furnace filter; change*

February

  • Smoke, CO , GFCI detectors; test

March

  • Smoke, CO , GFCI detectors; test

April

  •  Smoke, CO , GFCI detectors; test
  • Furnace filter; change
  • Service A/C*
  • Clean registers & vents; both floor & wall
  • Sump pump; check operation
  • Hose bibs; prep for summer use

May

  • Smoke, CO , GFCI detectors; test
  • Exterior gaps & separations; caulk as needed
  • Grout; check and re-pair grout at floors, walls, tubs & showers
  • Garage door; check fasteners, lube rollers chains & cables*
  • Check grade for slope away from house, fill settled areas
  • Lawn; apply weed & feed

June

  • Smoke, CO , GFCI detectors; test
  • Smoke & CO1 detectors; change batteries
  • Deck; check fasteners, clean, seal if needed

July

  •  Smoke, CO , GFCI detectors; test
  • Furnace filter; change*

August

  • Smoke, CO , GFCI detectors; test
  • Cabinets; clean and adjust as needed*
  • Water heater; drain & flush*
  • Garage floor; inspect / seal

September

  • Smoke, CO , GFCI detectors; test
  • Exterior gaps & separations; caulk as needed
  • Sump pump; check operation
  • Clean registers & vents; both floor & wall
  • Service furnace*
  • Lawn; seed bare spots
  • Interior trim separations; caulk
  • Drywall & paint; touch up as needed
  • Wood fireplace, professional inspection

October

  • Smoke, CO , GFCI detectors; test
  • Furnace filter; change*
  • Grout; check and re-pair grout at floors, walls, tubs & showers
  • Garage door; check fasteners, lube rollers chains & cables*
  • Hose bibs; prep for winter
  • Exterior doors; check weather strips

November

  • Smoke, CO , GFCI detectors; test
  • Gutters; clean
  • Lawn; apply winterizing fertilizer

December

  • Smoke, CO , GFCI detectors; test
  • Smoke & CO2 detectors; change batteries
